If you find a listing here all you have to do is contact me to arrange a viewing and I will send you more information. The listing agent represents the seller and I can represent you as your buyer’s agent. Usually at no cost to you. I would be compensated by receiving the selling portion of the commission. The reason the seller has requested an MLS listing is quite often in anticipation of the added exposure and the hope that another Realtor(TM) may sell their home. This is great for you as you obtain my 40 years’ experience and advice for no cost to you. The seller’s agent represents the seller with no conflict. Some listings are posted by private sellers through what is known as "Just a posting" by a Realtor (TM) member for a fee. In this circumstance I would negotiate directly with the seller on your behalf for an agreed upon amount determined beforehand. In both cases you would have proper representation and be fully protected.
