REAL ESTATE IN NOVA SCOTIA
I have been actively selling real estate in Nova Scotia now for 37 years. There are many Nova Scotian's who have left the province for work over the years and many are planning a move back home at some future date depending on their own circumstances. I find it quite amazing how the dynamics of buying and selling real estate have been impacted by this migration of people from east to west.
Not to confuse migration with immigration. Immigration is an influx of people from another country. This is what has had a huge impact on provinces like British Columbia which started with the movement of people from Hong Kong. Nova Scotia has seen some of that from mainly American's and German's in previous years but that has slowed down since the great recession.
Here in Nova Scotia we are watching the migration of people from rural villages to our cities mainly Halifax Regional Municipality as our traditional industries shrink. (Fishing,lumbering and farming) Others are heading to the oil patch in search of higher wages. In one month last year I sold 5 properties in Nova Scotia to young people working in Alberta. The stories they told me personified that old adage "Money is like rain.You have to be where it's falling." Some of these young people work shifts like 2 weeks on and 2 weeks off or 3 months on and one month off. This is a great benefit to our local communities as in many cases money is sent home to families or used to purchase local real estate and vehicles.
I believe with the mobility of our young working people and their willingness to move from home to work(doubled with that built in desire every Nova Scotian has to eventually return home) will have a positive long term impact on Nova Scotia's real estate market. I remember as a young man moving to northern Manitoba to work underground 3200 ft down. (Yes I went to stope school and know about drift rats.) I went for the money and when I came home bought my first house. That was almost 40 years ago. I sold that house 10 years later for 6 times what I paid for it and bought my next house for 14 times more than i paid for my first house.
Nova Scotian's since the days of sail have been willing to go where the money takes them to eventually come home and buy their own little piece of this place we call home. I love helping these modern day adventurers find their special place that makes all that sacrifice worthwhile. I just received an email from a customer who moved west in 1993 and started his own company. I just sold him 180 acres of Hants County Heaven on the Herbert River. He's coming home with his family to build his dream home and I think that's is absolutely wonderful.Way to go Nova Scotians. Now instead of heading out in those wooden ships we pack up our four by fours and head out the transcanada dreaming about the money we can make and coming back home to buy the place of our dreams. Maybe things haven't changed as much as we think.On a ship or in a truck the goals of our forefathers and our goals are still the same. My father drowned at sea working away from home sending money back to his family.He never got to buy his piece of Nova Scotia. Even death didn't stop him from claiming that small plot in guysborough county that he rests in today. May be that's why I enjoy my work so much.
